Rental Terms and Conditions

These rental terms and conditions form the basis of your contract with us, so please read them carefully. Nothing in these rental terms and conditions affects your statutory rights.

Your contract is with Tyne Bridge Apartments Ltd (referred to as "we", "us" and "our" in these terms and conditions).

"Arrival Date" is the agreed date of the commencement of your booking as specified on your booking confirmation.

"Departure Date" is the agreed date of the end of your booking as specified on your booking confirmation.

"Apartment" is the apartment being rented as specified on your booking confirmation.

"Booking Deposit" is an agreed amount of money forwarded to us upon request.

"Booking Confirmation" is a document confirming the details of a booking sent by us following and in acknowledgement of the receipt of the Booking Deposit.

"Booking" is the agreed period and circumstances of the rental of the Apartment, as specified in the Booking Confirmation.

The Accommodation

If in the event that we cannot provide the apartment accommodation as agreed, we will find you alternative accommodation in another apartment. In extreme cases we will relocate you to a nearby hotel of similar or better standard.

Booking and Payment

When we receive your Booking Deposit we will confirm the booking by sending you by email the Booking Confirmation. The contract between us will only be formed when we send you the Booking Confirmation and is subject to these terms and conditions. We reserve the right to refuse any booking prior to the issue of our Booking Confirmation. If we do this we will refund promptly any money you have paid us. Payment of the outstanding balance will be agreed prior to the Arrival Date and will be due on or more usually seven days before the Arrival Date.

Cancellation/Refunds

Booking cancellations must be confirmed in writing by email to info@tynebridgeapartments.com Where cancellation notification is received more than six weeks in advance of the Arrival Date, we will refund your Booking Deposit in full.

Where cancellation notification is received less than six weeks in advance of the Arrival Date, we will retain the Booking Deposit in full.

Where cancellation notification is received less than two weeks in advance of the Arrival Date, we will also retain the remaining balance of any other money you have paid us unless and until we are able to secure an alternate booking for the entire period of the cancelled booking.

From time to time problems occur and it may be necessary for us to cancel your booking. In such circumstances we will refund the balance of the money you have paid us. We will make all reasonable effort to advise you of any cancelled bookings as soon as possible.

Unless there is prior agreement with us, if you fail to arrive at the property by midday of the day following your Arrival Date, we will consider the booking to have been cancelled and will retain the balance of the money you have paid us, in accordance with these terms and conditions.

Booking Amendments

Amendments to the Booking that shorten the period of that Booking will be considered as the cancellation of the period of the Booking that is removed.

Where notification of the amendment is received more than two weeks in advance of the Arrival Date you will be liable only for the cost of the amended Booking and any money paid already over and above this amount will be refunded.

Where notification of the amendment is received less than two weeks in advance of the Arrival Date, you will be liable for the full cost of the original Booking less the cost of any alternate booking(s) we are able to secure for all or part of the period of the Booking that is cancelled. Any money already paid over and above this amount will be refunded.

Arrival and Departure

Check­in time is any time after 2pm on your arrival date. Earlier check­in is subject to availability and must be agreed with us in advance.

Check­out time is 11am on your departure date. Later check­out is subject to availability and must be agreed with us in advance. Failure to leave the apartment on the agreed departure date and time may incur extra charges.

We reserve the right to remove any belongings left in the apartment after the agreed departure time. We will, on request, make reasonable efforts to return the belongings to their owner but accept no liability for the safe arrival of said belongings. We reserve the right to deduct the cost of returning said belongings from the damage deposit, or to request payment of the cost of returning said belongings from the owner as a condition of their return.

Your Obligations

Throughout your stay in the Apartment you agree to:

  • Comply with these terms and conditions and any other conditions reasonably made from time to time and ensure they are observed by all members of your party;
  • Ensure that the number of persons using or staying in the Apartment does not exceed the maximum number of people specified on your Booking Confirmation and based upon the number of beds in the Apartment. During your stay, if the number of persons staying in the apartment exceeds the maximum number specified on the Booking Confirmation a charge of £20 per extra person will apply;
  • Ensure that the make­up of your party does not alter significantly during your stay in the Apartment unless previously agreed with us. In such circumstances we may refuse entry and will consider your booking to be cancelled;
  • Keep and leave the Apartment and the furnishings, kitchen equipment, crockery, glasses, bedding and towels in good condition;
  • Under no circumstances should the bedding or towels supplied be laundered. If the bedding becomes unusable during your stay notify us and we will supply replacement bedding;
  • Not to cause any damage to the walls, doors or windows of the Apartment nor to do anything that may reasonably be considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties;
  • Ensure that each and every member of your party is covered by adequate travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage);
  • Take all necessary steps to safeguard your personal property. Tyne Bridge Apartments Ltd accepts no liability in respect of damage or loss to your property, except where the damage or loss is caused by our negligence;
  • Not repair or attempt to repair or carry out work to the Apartment or allow any third party to do so unless instructed so to do by us in writing;
  • Notify us immediately upon causing or becoming aware of any damage to the Apartment or its contents;
  • Not allow any pets or animals to enter the Apartment. Should you attempt to enter the apartment with a pet we can refuse to allow entry to the Apartment and can require you to leave. In such circumstances we will consider your booking to be cancelled;
  • Not smoke in the Apartment and common areas of the apartment block;
  • Not use candles or any naked flames in the apartment and common areas of the apartment block;
  • Not behave in an abusive or threatening manner toward our staff;
  • Not remove any Furniture and Appliances or other items from the Apartment;
  • Dispose of rubbish in a responsible manner in the designated bin store for the apartment block;
  • Return the Apartment to us at the end of your stay in accordance with these terms and conditions and in good repair, condition and in a clean and tidy state;
  • Indemnify us and keep us indemnified on demand for all claims, liabilities, losses, costs and expenses (including legal fees) incurred or suffered by us (except any incurred as a result of our default) in connection with these terms and conditions or in connection with any use or misuse of the Apartment, except for personal injury or death caused by our negligence;
  • You agree to give us or our authorised representatives’ permission at all reasonable times to enter the Apartment to inspect the condition of the Apartment.

If you default in any of your obligations under these terms and conditions, we may refuse entry or ask you to leave the apartment. In such circumstances we will consider your booking to be cancelled and, depending on the nature of the default retain wholly or in part your damage deposit, where applicable.

Damage Deposit

In certain circumstances we will ask for a damage deposit of £150­£250 to be applied against the reasonable cleaning and/or replacement or repair of the property, furnishings, fixtures and fittings, permits, bedding and towels, incidents of noise disturbance/anti­social behaviour or receipt of fines or charges resulting from your behaviour. You will be notified at the time of booking if a damage deposit is required.

The damage deposit will be due for payment seven days prior to your Arrival Date and returned within seven days of your departure date, less any deductions in accordance with the conditions listed above.

Should we receive notification of a complaint about noise or disturbance during your stay, either from a neighbour, the management company of the apartment block or the police, the entire damage deposit will be retained.

At our discretion the cost of returning belongings left in the apartment after departure will be deducted from the damage deposit.

Complaints

Should you encounter any problems with the apartment during the course of your stay, please telephone Tracey on the number provided on your Booking Confirmation and a member of our team will promptly assist you. We are committed to ensuring you have an enjoyable stay with us. If, however, you want to raise something with which you are not satisfied, please call the number on your Booking Confirmation or email info@tynebridgeapartments.com

Internet Access and Usage

A password­protected broadband connection to the Internet is available via a wi­fi network in all of our apartments. Use of the broadband connection is free of charge for guests.

Tyne Bridge Apartments Ltd supplies the connection as a service to guests and we endeavour to ensure the connection is working and you have Internet connectivity throughout your stay. From time to time the broadband connection will become unavailable and in such circumstances we will make best efforts to rectify the conditions that make the connection unavailable. However we make no warranty about the availability, stability or speed of the connection during your stay. If you require a reliable connection at any point during your stay we recommend that you provide your own alternative Internet connection.

Guests are expected to use the Internet responsibly during their stay whether or not the connection supplied by Tyne Bridge Apartments Ltd is being used to access the Internet in the apartment. Any illegal downloading, copyright infringement or other illegal use of the Internet in the apartment is forbidden during your stay. Tyne Bridge Apartments Ltd accepts no liability for loss of income or any legal repercussions as a result of Internet usage during your stay.

We recommend that guests should have their own virus protection software and that children are supervised at all times when using the Internet.

Use of the Parking Space

A single allocated parking space is supplied with every apartment for the exclusive use of guests during your stay.

Some parking spaces require the display of a permit whilst parked in the space and use of an electronic fob to access a secure parking block. In such circumstances the permit and fob will be available in the apartment together with full instructions and information about the location of the space. However we recommend that guests become familiar with all parking restrictions for the allocated parking space.

Tyne Bridge Apartments Ltd accepts no liability for any parking charges received by guests during their stay.

Use of the parking space supplied by Tyne Bridge Apartments Ltd is entirely at the vehicle owner’s risk.

Tyne Bridge Apartments Ltd accepts no liability for the loss or theft of possessions from, for damage caused to, or for the theft of any vehicle using the supplied parking space during your stay.

Any parking permits and fobs must be left in the apartment when you depart. Tyne Bridge Apartments Ltd reserves the right to deduct the cost of replacing a missing or damaged parking permit or fob from the damage deposit.
